Legwork Homes is a workspace built and used by Griffin Jacobs, a licensed Colorado real-estate broker, in his own practice in Mesa County — now in beta with the local agents working alongside him. It assembles county assessor records, recorded deed history, permits and listing data into client-ready property briefs, comparative market analyses and seller net sheets.
Listing data is accessed under the brokerage’s GJARA Third-Party Access Agreement and displayed in accordance with its rules, including the copyright notice required by ¶8 on every screen and printout that shows licensed data. Listings a seller has excluded from internet display are not shown, and automated valuations are withheld where the seller has opted out.
Legwork is not for sale — there is no pricing page and nothing to buy. Agents create their own account, and access to licensed data is granted on verified credentials: MLS membership checked against the association’s own roster, a Colorado licence verified against the state’s licensing records and re-checked nightly, and MLS data access authorized under a signed agreement with a broker-of-record confirmation where required.
Legwork Homes offers Sign in with Google. It requests only an agent's Google account email address and basic profile information, for one purpose: signing them in and identifying their account. It does not request access to Gmail, Drive, or Google Calendar.
